Agent perspective

Where most listing conversations start.

  1. List price
  2. Comps
  3. Condition
  4. Commission
  5. Closing

Investor perspective

Working backward from the finished value to the offer.

ARV $425,000
Repairs −$65,000
Financing −$16,000
Holding costs −$9,000
Selling costs −$34,000
Required profit −$51,000
Acquisition price $250,000

Illustrative example. Every property runs on its own numbers.

That's where deals can get lost.

A property can look like a great opportunity at one price and be a terrible investment at another.

The Deal Analyzer helps both sides understand what the numbers actually support.

Work With Investors Without Guessing What They're Looking At.

If you work with distressed sellers, investors, or fixer-upper properties, understanding investor numbers can make you a much more valuable agent.

Instead of wondering why an investor offered $250,000, you can understand the economics behind the offer.

“At this ARV, with these repairs, financing costs, holding period, selling costs and required profit, $250,000 may be the number that makes this deal work.”

Use the platform to

  • Better understand investor offers
  • Estimate where investor offers may land
  • Pre-screen potential investor opportunities
  • Identify properties that may actually work for an investor
  • Have more productive conversations with investor clients
  • Set better expectations with distressed sellers
  • Build stronger relationships with investors

You stay the agent. You just speak the investor's language. No need to become an investor. You only need to understand how one reads a deal.

Stop Asking “What’s It Worth?”Start Asking “What Does the Deal Support?”

The Deal Analyzer evaluates the variables that actually determine whether an investment makes sense. Here is the whole thing, start to finish, on a real property.

Enter the deal

ARV, square footage, your assignment fee, and both sides of the closing costs. Change any field and every number downstream re-runs.

The Deal Analyzer inputs: ARV, minimum profit, house square footage, assignment fee, buy-side closing and sell-side costs

Swipe the screenshot to see the full width.

Choose your offer strategy

Your starting position changes with the market. Each option carries its own initial fee into the math.

Initial offer strategy options for tight, normal and hot markets, each with its own initial fee

Swipe the screenshot to see the full width.

Price the renovation

Seven rehab levels priced per square foot, from a lipstick turn to down-to-the-studs, with the roof calculated off the actual roof area rather than a flat guess.

Rehab estimate levels from Lipstick at $25 per square foot through Down to Stud at $60, plus a roof calculation

Swipe the screenshot to see the full width.

The rehab band adjusts with the ARV, so a $200,000 house and a $500,000 house are not priced off the same table.

Add the major repairs

Roof, HVAC, electric panel, plumbing, foundation, septic, termite, mold, asbestos. The things that turn a good-looking deal into a bad one.

Major repairs list with line items for roof, HVAC, electric panel, re-plumb, re-wire, foundation, septic and more

Swipe the screenshot to see the full width.

See what the deal supports

Your maximum allowable offer, what it looks like on hard money, and what it looks like in cash. Then a straight answer on whether the deal clears your own rules.

Maximum allowable offer of $319,500, a hard money offer of $298,697, a cash offer of $323,981, and a note that the deal clears your rules

Swipe to see all four offer cards.

Breakdown of the deal: ARV band, rehab level, rehab by square foot, major repairs, total rehab, quick rule, wholesale MAO, target purchase price, spread, closing and holding costs
Breakdown continued: hard money loan, points, interest, interest-only payment, sell-side costs, all in, cash you bring, projected flip profit, minimum profit required, return on cash, return on total cost and margin on ARV

Every line the offer is built from, including the returns. Nothing hidden behind a single number.

Every variable the analyzer accounts for

  • ARV
  • Property square footage
  • Renovation requirements
  • Major repairs
  • Holding costs
  • Financing
  • Points and interest
  • Buy-side closing costs
  • Sell-side costs
  • Investor profit
  • Wholesale/assignment fee
  • Market strategy

No one-size-fits-all rule. Rules of thumb can be a useful reference, but real deal analysis accounts for the actual costs, financing, risk, and required profit of the property in front of you. The analyzer shows you the economics of the actual deal.

Not Every Market Requires the Same Offer.

Adjust your initial offer strategy based on the market conditions you're working in.

Tight market

Leave more room for error when the resale is less certain.

Normal market

Find the balance between competitiveness and profitability.

Hot market

Lean into the numbers when values are climbing and competition is real.

One property can produce different offer strategies depending on the market.

Three Seats at the Same Table.

Wholesalers, investors and agents all need the same answer to the same question: what does this deal actually support?

Wholesalers

Know your number before you call

Work the deal backward from ARV to the price you can actually pay, with your assignment fee already inside the math.

  • Analyze a lead in minutes, not an evening
  • See the spread before you pick up the phone
  • Track every property from lead to assignment
Investors

Price the risk, not just the property

Rehab level, major repairs, points and interest, holding period and required profit, then the returns the deal produces.

  • Compare hard money against paying cash
  • Return on cash, return on cost, margin on ARV
  • Set your own minimum profit and hold it
Agents

Read an investor offer before it lands

Understand where an investor's number comes from so you can set expectations with a seller instead of guessing.

  • Estimate where an offer is likely to come in
  • Pre-screen fixer-uppers before you show them
  • Give distressed sellers a straight answer

Same numbers. Same language. Three different jobs.An agent who can explain an investor's offer closes more of them. An investor who can explain their math gets more agents bringing them deals.

Questions People Ask First.

Do I need a credit card to start the free trial?

No. You get 30 days of full access to the Deal Analyzer, Deal Pipeline and Success Roadmap without entering any payment details. Nothing is charged and no card is collected up front.

What happens when the 30 days are up?

The tools lock and you are shown the option to continue for $29.99 a month. Nothing charges automatically, so if you do nothing, you simply lose access. Your deals and numbers stay in your account either way.

I am an agent, not an investor. Is this actually useful to me?

Yes, and it is a large part of why the platform exists. When an investor offers $250,000 on a listing, that number comes from ARV, repair costs, financing, holding costs, selling costs and required profit. Run the same property through the analyzer and you can see where an offer is likely to land, pre-screen the fixer-uppers worth bringing to an investor, and give a distressed seller a straight answer instead of a guess. You stay the agent. You just speak the investor’s language.

Do I need a real estate license to use this?

No. The analyzer is a tool for evaluating deal economics. Whether a particular activity in your state requires a license is a question for your own counsel, and the platform does not change that answer either way.

What happens to my deals if I cancel?

They stay in your account. Cancelling stops your access to the tools, it does not delete your pipeline or your tracked numbers. Subscribe again and everything is there when you sign in.

Will this work in my market?

The analyzer runs on the numbers you enter for the property in front of you, not on a national rule of thumb. Rehab pricing adjusts with the ARV band, and the offer strategy adjusts for tight, normal and hot market conditions, so the same house produces different answers in different places.

Is this only for wholesaling?

No. It handles both flips and wholesale deals, with the assignment fee built into the math when you need it. Agents use the same tool in reverse, to understand the offers their investor clients are making.

Is the coaching included in the $29.99?

No. That price is the software on its own. The training library is on the Core plan and weekly coaching, deal review and offer structuring with Carlos are on Elite. You can start with the tools and add the rest later.

Can I cancel any time?

Yes. You manage your own subscription from your account page and can cancel whenever you like, with no phone call and no cancellation fee.
